The Local Run | Residential Property Update with Kellie
I hope everyone managed to enjoy some of the recent rain! It was certainly a welcome sight, and hopefully our gardens, paddocks and water tanks have all benefited from a good drink.
As we head towards the end of the year, there's still plenty happening in the local property market. Another interest rate rise has certainly given buyers something to think about, and we're seeing a little more caution in the market. While there may be fewer buyers coming through open homes, the ones we are seeing appear to be more serious and genuinely looking. People are always buying and selling for different reasons, whether it's upsizing, downsizing, relocating or making a change in their circumstances. So, while market conditions may shift, there will always be people looking to make their next move.
Our campaign at 9 Petria Court, Meringandan is progressing well. It's been great to see the interest in the property and to continue having conversations with buyers looking to secure a home in our local area.
Is Christmas a good time to sell?
It's a question asked regularly, and the answer might surprise you!
While many people assume the property market slows right down over Christmas and the New Year, it can actually present a great opportunity for sellers. With fewer properties traditionally coming onto the market during this period, there's often less competition for those who are looking to sell.
Buyers don't necessarily stop looking just because it's Christmas. In fact, people who are actively searching during the holiday period are often motivated and ready to make a move. With the right pricing, presentation and marketing, your property can stand out when there are fewer options available.
If selling has been on your mind, don't automatically rule out the festive season. It could be a great time to take advantage of a quieter market and get your property in front of motivated buyers.

AT THE SALEYARDS
Just add water - Holy smokes has the cattle game strengthened! I have never seen the heavy cattle as dear as they are at the moment.
Quotes are changing all the time; this is a snap shot of my reflection of the Roma sale & Dalby sale report 03.11.26- 04.11.26
- Bulls are making $4.00-$4.50, depending on the yield. Returning great results for our vendors
- Bullocks: 0–4 tooth bullocks are making up to $5.30/kg, with full-mouth bullocks around $4.90/kg
- Feeder Steers are scarce and are off the planet money wise - Steers will make $5.90-$6.20 for the pen lots. Plenty of feeder steers making in excess of $3000
- Cull Cows making $3.90-$4.40 for empty fat cows. Store cows will make up to$3.40- $3.70 for young cows for the cows with medium to large frame
- Feeder Heifers will make $5.20-$ 5.60 for the good quality heifers in the weight specs
- Weaner Heifers: Good quality flat-back heifers are selling to $5.60 and are improving every week
- Trade Weight/ Backgrounder Steers $5.90-$6.30
- Lightweight weaner steers calves are selling well and making over $7 if they’re good.
- Cows & Calves are eventually away after the rain and plenty of the quality units making $2600-$3000

Our local Kingsthorpe War Memorial Hall is an important part of our community - a place where the locals come together. The hall is in need of restumping, with each stump costing $1,000.

The property market is ticking along, although the two recent interest rate rises have taken some of the heat out of the mid-range market. Entry-level homes are still attracting good enquiry, with inspections continuing, while quality lifestyle properties are also getting plenty of attention from genuine buyers. We've got some good properties available and more coming to the market, so if you're considering buying or selling, or just want to know where your property sits in the current market, get in touch.

It’s been a very welcome change in the weather since our last update, with most areas receiving in excess of 100mm over the past few weeks. It’s great to see some moisture back in the ground and a bit of green starting to show across the district.
Cattle Update
The rain has certainly given the cattle market a good kick along, with prices lifting significantly over the past few weeks.
We’re seeing most light steers making over $6/kg, with some of the better-quality lighter cattle bringing up to $7/kg. The feeder market is also very strong, with good flatback cattle in particularly high demand.
We've also been busy putting cattle together for a few different markets, including supplying feeder cattle into Waterfall Feedlot at Goomeri. Having different buyers and outlets available gives us more options when it comes to finding the right home for your cattle and getting a good result.
With the market moving the way it is, it's worth having a conversation before making your next move, whether that's selling what's in the paddock or looking at buying cattle to take advantage of the feed you've now got.
