The Local Run | Residential Property Update with Kellie

Welcome back to my monthly local property update.

It’s been an interesting month around our local area, with Highfields, Meringandan, Kleinton and the surrounding suburbs seeing a good flow of new properties come to market, while sales activity has been a little quieter.

One thing that continues to stand out is the limited supply of quality stock. There are buyers ready to make a move, but following the recent interest rate rise, some are taking a little more time and being more patient while waiting for the right property to come along.

The recent interest rate rise has certainly given buyers and sellers something else to consider. The RBA increased the cash rate by 0.25% in September, bringing it to 4.60%, the highest level since 2011.

While higher rates can put some pressure on borrowing capacity and household budgets, we’re still seeing buyers actively looking in our local area. Buyers are becoming more considered about what they purchase and the price they are prepared to pay, which makes correct pricing, good presentation and strong marketing more important than ever.

For sellers, this creates an opportunity to reach the widest possible pool of buyers. Getting the pricing, presentation and marketing right is crucial. Buyers have more information at their fingertips than ever before and are doing their homework, comparing properties carefully and making sure they feel they are getting good value.

For those thinking about selling before the end of the year, now is a good time to start thinking about your plans. Getting an idea of where your property sits in the current market and what could be done to prepare it can make the process much easier when you’re ready to go.

Selling over the summer and Christmas period can also present an opportunity, with traditionally fewer quality properties competing for buyers’ attention. Less competition can help your property stand out and potentially create more interest when it comes to market.

And for buyers — if you’re looking and haven’t quite found the right property yet, don’t give up! New properties continue to come to market, and sometimes the right opportunity is just around the corner.

We’re giving back to the Kingsthorpe Community

ONE SOLD PROPERTY = ONE STUMP.

Our local Kingsthorpe War Memorial Hall is an important part of our community - a place where the locals come together. The hall is in need of restumping, with each stump costing $1,000.

We want to do something to help.

OUR COMMITMENT TO KINGSTHORPE

For every property we sell in the Kingsthorpe area, we will donate $1,000 towards the Community Hall's restumping project. Your property sale could help put another stump under our local hall.

We believe being a local business is about more than selling property. It's about supporting the people, families, businesses and community that make this area such a great place to live.

If you've been considering selling, we'd love the opportunity to help - and together, we can help support a project that benefits the whole Kingsthorpe community.

Market Report with Wade + Crows Nest Sale Update

AT THE SALEYARDS

Market is strong in comparison to the ongoing dry weather. In the last month the market has wobbled, but this week was stronger, nearly mirroring last month's quote.
Bulls are making $4.00-$4.50, depending on the yield. Returning great results for our vendors
Bullocks: 0–4 tooth bullocks are making up to $4.70/kg, with full-mouth bullocks around $4.10/kg, no change on last month’s quote
Feeder Steers are scarce. Steers will make $4.90-$5.50 for the pen lots. Breed, quality, and weight are always the key. Any decent feeders are making well north of $5 with weight running out of any consignments

Cull Cows making $3.70-$4.00, Firm on last month.
Store cows will make up to$3.40- $3.70 for young cows for the cows with medium to large frameFeeder Heifers will make $4.80-$5.20, the good quality heifers in the weight specs are making as much as there brothers
Weaner Heifers: good quality flat-back types are selling ok, while the rougher nondescript types are hit and miss depending on content $3.5–$5.20/kg. this category is still up and down and all over the place depending on buyers who attend the sales
Trade Weight/ Backgrounder Steers $5.30-$5.70
Lightweight weaner steers calves are still selling well with quality the key; they will make well north of $5 if they’re good. With the  pure Angus or good quality chariolas types  closer to $6
Cows & Calves are tough not enough to quote with any consistency - These have been a better option being split.
Kill job is good with grids still holding comparitive to the market place.

If you have feeders steers, good quality weaner steers or heifers to go get in touch with us for on farm quote.

Regards,
Wade.

It’s certainly been a dry start to spring across the district, and there’s not a lot of grass around in some areas. Despite that, the cattle market has been holding up well, particularly for cattle over 350kg.

There are some good opportunities starting to pop up for anyone who has feed in front of them. We’re seeing some good cattle making the numbers work as a trade, particularly where you can buy the right cattle, put some weight into them and have a market lined up at the other end.

With conditions being dry, it’s more important than ever to know your numbers before you buy. If you’ve got grass, hay or other feed available and are looking to put it to work, it’s worth having a chat. There are some cattle around that could make a good trade for the right operator.

Property Update

The property market is still seeing genuine buyers, although enquiry has softened a little with the recent interest rate rises and changes coming out of the Federal Government budget.

We do have some good properties coming to the market, including 110 Filmers Road, Gowrie Junction, which has just been listed, and 18 McDowall Street, Newtown, a two-bedroom property with six horse stables, only around 750 metres from Clifford Gardens.

We also have a property of over 600 acres, around 20 minutes from Maidenwell, coming to the market shortly. It will be well worth a look for anyone looking for a larger acreage property with plenty of upside for someone prepared to put in a bit of work and see the reward.

If you’re thinking about buying or selling, or simply want to know what your property might be worth in the current market, give us a call and have a chat.

Crows Nest Multi Vendor Sale

Our on-site Multi Vendor Sale at Crows Nest is also coming up very quickly, and we’re now taking bookings for items.
We’re looking for all sorts of gear, including machinery, vehicles, farm equipment, tools and general items.
If you’ve got something sitting around that you’re no longer using, give me a call and we can have a chat about putting it into the sale.

As always, if there’s something you’re looking at buying, selling or trading, give me a call. We’re always happy to have a chat and see what we can do.
